Meet Christine Dickey - Bermuda Bay's Administrative Assistant
I am recently retired from my life as a restaurant owner. 33 years to be exact. I met my husband Jim on Waikiki Beach in 1982, and we married two years later. We began our lives in Northern California where Jim was born and raised. We started our family in 1985, with our one and only child, Megan, who now resides in Santa Cruz, California. In those early years, we had a catering company and enjoyed catering for local wineries. In 1987, we picked up and moved to Madison, Wisconsin where I had attended college and have a degree in Court and Conference Reporting. After receiving my degree, I moved to Hawaii and that is how I met my husband.
My husband was (is) a chef and we both worked downtown in Madison, me as a paralegal and him as a chef. Two years into our budding careers, we decided to purchase a tiny café in downtown Madison. The plan was for Jim to operate this and I would keep working, but a few weeks in, I was running down the street on my lunch hour and after work to help him out with a very busy start. I quit my job a few weeks later and the next 33 years flew by. I became a pastry chef and have enjoyed baking for customers and friends. We moved to Baraboo, Wisconsin in 1989, and opened up our current restaurant which now employs 25 people. We purchased our first condo in Bermuda Bay in 2000, and have been coming here for ever since for six months yearly. In 2019, when the pandemic hit, we had just purchased our home in the Broadwater neighborhood. Travel was restricted, our café was shut down and our lives were turned upside down. The café resumed operation after a few months in which time we realized we were not “essential employees” any longer. Our employees took over, some of them being there for 20+ years, and are doing an excellent job of maintaining the dream that we created. Jim still manages daily operations from here with a few trips back yearly to check on things.
I was not looking for work when I heard about the position in the office, but I knew right away that this would be the perfect job for me as I am well versed in the people business, I love the Bermuda Bay community, and who wouldn’t want to work in such a beautiful environment? I am thankful for this opportunity to work with and for this community.

TRASH DO'S AND DON'TS!
PROPOSED TRASH POLICY
Florida Boys scope of work has been expanded
On April 23, the Board voted to extend the scope of the Florida Boys tear down of lanais and balconies on a case by case basis. Florida Boys will now be tearing down all necessary balconies/lanais and the cost will be covered by the Stair Loan.
So we know there are a multitude of questions -so here are a few you might be thinking about and their answers.
1. Do homeowners have to "clear" their balconies for the project to start even if it will not involve the entire patio?
The answer is YES. As per the original instructions, owners are to move all items located on the patio/balcony to the far side away from the stairs to start. If your patio/balcony is deemed for COMPLETE DEMOLITION - then you will need to remove the rest of the contents so that the work can be done. As per the addendum below:
· "All residential unit owner content to be completely removed by the residential unit owner prior to starting. Any residential unit owner content remaining will be removed by the Owner or the Owner’s General Contactor (“WKM”), prior to work starting."
· Coordination of work to be based on WKM-prepared timeline with the understanding that, whenever possible, Contractor will be provided at least 2-weeks advance notice of the need for any Complete Demo Work as provided in this Addendum.
· Scope of Complete Demo Work:
- Disconnection of any fans/ lighting (any removal of electrical wiring to be responsibility of the OWNER/RESIDENTIAL UNIT OWNER)
- Removal of entire aluminum screen enclosure only
- Removal of aluminum screen enclosure metal roof only (2nd floor unit)
- Removal of any attachments, gutters, down spouts
- Removal of any 1st floor soffit ceilings to expose 2nd floor flooring joists
- Disposal of all aluminum screen enclosure/ metal roof materials only
Florida boys will do the partial and if found to have structural/life safety/or extensive decay - Florida Boys will do the complete demo of the lanai/balcony/patio
2. Who is paying for this work to be done?
The cost of this work is covered by the Stair Loan - not individual owners. Partial and full deconstruction of lanai/patio/balconies now fall under the scope of the stair project.
· In the event of any exposure or openings to any buildings after removal, Contractor will install temporary weather proofing (i.e. Foam fill, caulking, plastic seal etc.). Permanent repairs to be completed by the Architect or WKM.
3. Can I build my lanai/balcony back once the stairs are in?
Patios and balconies will be built back by WKM as to their original construction size, but you are responsible for replacing any screening (subject to an ARC approval). We hope that there will be an opportunity to fill out an ARC in the future to apply to build back your lanai or balcony to where it once was, if it was expanded beyond the original size of the patio or balcony. There will be more information forthcoming about this. Right now, that would take a 75% owner vote to change our documents to allow for expanded balconies and patios - so you can see why changing our original documents is an important consideration.
Stair Committee meetings are held every other Thursday morning at 9:00am. Josh sends out an email blast with a zoom link for your convenience. Questions for Karin/WKM MUST BE SUBMITTED TO Josh, our property manager, the Tuesday before the meeting. He then submits them to the contractors who then answers them prior to the meeting. No questions will be answered in the Chat! We want to keep WKM on the job and moving along with the project.
For more exact details, the complete Florida Boys Addendum is posted on the Bermuda Bay website for your viewing.

From the Landscaping Committee
WORKSHOPS: Look for upcoming notices about various workshops on native plants, including one conducted by a representative from the Boyd Hill Nature Preserve, which is being organized by Vic from the Environmental Committee.
GARDENING: As always, if you want to do some gardening around your condo, please fill out an ARC form and/or consult with the Landscaping Committee—unless you are planting annuals, or using pots and planters. We are trying to prevent any further spread of invasive and poisonous species. ARC forms are available in the office and on the CA website: after signing in to your CA account, go to ASSOCIATION INFO, and then to DOCUMENTS, and then choose FORMS & GUIDELINES. You will see an ARC form there for downloading.
What's in Bloom at Bermuda Bay?
Spanish Bayonet -- This plant is not invasive, but it can be dangerous! The leaves are so sharp they can cut through clothing. However, they are slow-growing, and eventually develop a "tree" trunk. They also attract butterflies, and can be used as security when placed near a fence. These Spanish Bayonet plants were planted near the back fence of Bermuda Bay that borders Clam Bayou. It's unlikely that anyone is going to try to jump the fence there! The plants develop tall, spiky flowers in early summer. One of ours is just starting to bloom!
