


Construction Update
Week of January 22, 2024
John King, our Bermuda Bay Construction Liaison
John King and I will be bringing you the latest on construction progress either weekly or bi-weekly. We want the community to be informed of the project and all things surrounding it. John is in constant contact with Josh Baldridge, Clout's Onsite Superintendent, and I am in contact with Josh McCollum, Clout's Project Manager. Together we will bring you the latest news.
The project has been slowed due to City Inspection requiring that all footers are clear of interference i.e. irrigation lines, AC power lines, Spectrum cable lines etc. but it looks as though we are in the home stretch. Building 65, which all footers are clear, will be the first to start framing in the next 10 days or so with 68,72,70 following closely behind.

City inspectors should be here next week to do the final inspection of footers on building 65. After approval is received, Clout will begin to pour the footers. Work should begin the week of January 29. The concrete will need to set for three to four days. During this same week - if all goes as according to plan, F & S Frame and Trim will begin the framing process, starting with the ledgers.
IMPORTANT NOTICE
Spectrum will be onsite the next few days or so to address the cable lines that were exposed during WKMs Stair install, but will also begin and complete moving the lines that have been identified in the footers of the first section of buildings. Spectrum has informed Clout that they are to expose all future lines and pin them out of the way so that construction does not delay, and they will address once a section of buildings have been completed. These cables WILL BE EXPOSED, until the construction is completed on the section being worked. So, for example, as soon as Group One buildings (65, 68, 70, and 72) are completed, the property manager will call Spectrum and they will come out and complete the upgrades and rebury the cable for these buildings back into the ground. This will be a building by building process, so everyone needs to realize that we are going to have cables out and about everywhere for the time being. Be careful and conscious as to where you are stepping for your own safety.
You can check the construction at Building 65 if you want to see how the project is progressing. 65 has been the test building and where all of the bugs are being ironed out. 65 is an excellent example of extended balconies and original length balconies. We look forward to smoother progress and a more aggressive timeframe as the project moves forward.
Upcoming Shrink Wrap
As Tori mentioned during the Board meeting, the City had brought several violations to our attention. Paul Terry, our construction attorney attended the meeting, and we were cleared on all concerns except for two. A few WKM permits had expired, so they are in the processing of extending as we speak.
We also needed to address that our stairs lead to nowhere and that safety issues for the public needed to be attended to. As a result, the solution given to us was to put shrink wrap at the bottom and top of the back staircases and then wrap them in yellow caution tape. We will have maintenance begin to address this on Monday. We will then send photographs of the completed work and send them to Code Enforcement.
Stay positive, as the project is progressing, and we are dealing diligently with all of the challenges that are put before us. Until next week...
