


Construction Update
Week of April 15- April 19, 2024
PROGRESS ON 75, 76, 60, AND 61

Week of 4/15/2024
Framing- F&S completed building balconies on 75 and 76 and will have the trim installed by the end of the week.
Concrete: Viktor Construction has prepped and starting pouring CMU walls on 59, 60, 61, 62, 63 , 64.
Waterproofing- This was not able to be started this week due to a material submittal for the T Bar on the edges of the balcony. We received the information for submittal today (4/28) and have passed it along to the waterproofing sub. Once an install date is known Clout will update the community.
Next week 4/22/2024
Framing- F&S will start and complete balconies at 53 and 57 to include installing trim.
Concrete- Viktor Construction will continue CMU walls on stage 5 if not completed. They will start digging footers on 53 and 57 when AC and other obstructions are moved from the footer holes. If revised plans are available from Karins, we will start on building 58s footers.
Obstructions- We still have obstructions in footers at 53, 57,and 76 however the community is currently working to address as quickly as possible.
ANYONE IN GROUP ONE/TWO should get quotes from a licensed electrician ASAP if you want to put electric out on your lanai. It will become much more difficult to add electric (not impossible) for your electrician to get under the aluminum soffit once it goes up. Once you get a quote - then you can submit your ARC application and get rolling. Time is of the essence here - just to avoid a more costly install down the road. Electric can always be added down the road, but the installation of the soffit covering the underside of the wood will make it extremely difficult for your electrician to manipulate in the future.
Permit delays-
We are still waiting on updated drawings on building 58 and permits on buildings 59, 60, 61, 62, 63, 64 are waiting for Karins Engineering to correct an issued identified by the City.
Be sure to remove everything from your lanai.
If you have any personal items on the lanai of these buildings that are being worked on, you need to remove it now. If the companies have to move something on your lanai to be able to work, they will move it for you and charge you for it. We have all known that belongings need to be moved for over a year now - so please attend to this immediately.
Many of you has asked the order of construction - here it is again for your information.
As of March 18, 2024 we have permits for 14 of the 20 buildings:
Stage 1- 65, 68, 70, 72
Stage 2- 45, 47, 48, 49
Stage 3- 74, 75, 76
Stage 4- 50, 53, 57, 58
We have not received the drawings for stage 5 from Karins, so there are 6 permits still outstanding: 59, 60, 61, 62, 63, 64
Sometimes permits are issued out of order, but the group order will still be maintained.
IMPORTANT NOTICE
Spectrum will be onsite the next few days or so to address the cable lines that were exposed during WKMs Stair install, but will also begin and complete moving the lines that have been identified in the footers of the first section of buildings. Spectrum has informed Clout that they are to expose all future lines and pin them out of the way so that construction does not delay, and they will address once a section of buildings have been completed. These cables WILL BE EXPOSED, until the construction is completed on the section being worked. So, for example, as soon as Group One buildings (65, 68, 70, and 72) are completed, the property manager will call Spectrum and they will come out and complete the upgrades and rebury the cable for these buildings back into the ground. AC cables are also a part of this concern. Rest assured that ALL will be buried. This will be a building by building process, so everyone needs to realize that we are going to have cables out and about everywhere for the time being. Be careful and conscious as to where you are stepping for your own safety.
If you are on a second story and do not have a covering on your sliding door, this needs to be addressed, either with plywood or a juliet. Please notify the office if you need assistance with this. Juliet will then give the list to Josh B. Clout will reinstall one time and one time only. These must remain in place while the construction is being done for safety and insurance reasons.
As announced at last night's Board Meeting - we have received our settlement check from the Munyon Painting dispute. This money will go towards replacing window sills and other faults that came from the lack of proper care by this company. After legal fees for the settlement have been deducted, we will begin the process of purchasing materials, manpower, and whatever else is needed.
To those residents who have been having issues with water intrusion from their windows, please send me your information, i.e.. Name, phone number, unit number and area of water entry. BE SURETHAT YOU HAVE FILLED OUT A WORK ORDER. We are putting together all this data to be better able to put together a plan to have this issued resolved. Thank You for your cooperation.
The Flood Insurance documents have been updated for 2024-2025 and can be found on the CINC website.
Clout's project manager for the balconies came by the office today and passed on this information for all those residents affected. He said once the balcony gets put up and before it receives the final touches, this would be a good time to add your electrical wiring for lights or ceiling fans. This way when the balcony gets sealed your wiring will already be there.
The Clam Bayou Nature Preserve gate lock has been re-keyed. Please come into the office to pick up a new gate key. Bring in your old key and there will be no charge. The gate works with ONE key now!
Our maintenance people are repairing shutter extensions - so be sure that the office has your unit number/work order so that it can be repaired. Remember: The Bermuda Bay Owners Facebook page is NOT an official page for our association.
Trust Roofing:
The Board of Directors voted to replace the roofs on 54 and 59 last night. Work should be commencing within a short period of time. Be looking for an email blast with more specific information on dates, when to move your car, and other pertinent info.
If Spectrum has put orange conduit on your building (like the picture above) it is a TEMPORARY FIX. Spectrum will return when the balconies are constructed and figure out a better way for the line to go into the different units. We will try to warn each building if Spectrum will be working near you and if your cable, internet, or voice will be disabled. Also check your email for blasts from Spectrum, as they often try to alert their customers directly on updates and maintenance.
The Board accepted the bid from Russell Landscaping to install a new putting green along with a generous gift of $400.00 from Courts and Sports to cover approximately half of the cost. Landscaping will surround the area with pavers and plants to keep people off of this area. No one should be WALKING ON THE PUTTING GREEN, RIDING AND E-BIKE, SKATING, GOLF CARTING, OR RIDING A REGULAR BIKE in the pool area. A bike rack has been set up by building 60 for your convenience when you visit this area.
Lastly, the Landscaping committee is knee deep in the dirt (so to speak)! Dirt from behind the pool was moved to put in a five foot walkway behind the pool fence, and for the balance of the width to be natural plantings used as a drain off area for the pool deck. They currently do not have enough money to cover this area, so they are asking for donations to cover the $2,200.00 needed. You can take your donations to the office, and if you have additional questions please contact the landscaping committee at bblandscapecommittee@gmail.com.
Try to stay positive and patient, as we wait for the project to proceed, and we are dealing diligently with all of the challenges that are put before us. Until next week...
