Week of March 18- March 22, 2024

What's been happening - Week March 11- March 15
Phase Two progressing ahead
All trim will be white...the beige will be replaced. F & S is ordering the white to be applied.
It will be essential to note - that screws, nails, etc. will be in this trim section and we might want to caulk, paint, and refresh down the road. All of that will need to be done inhouse, if that is what is decided.
Building 45, 48, and 50 have been inspected by the City
Rain day- Today - 3/22/24 there is expected to be 2” of rain in the area and Clout will not have personnel onsite.
- Framing- F&S installed all ledger boards on phase two minus 1 at building 48. They will complete this ledger once the landing has been removed.
- Concrete- Viktor construction dug footers for building 45-47-48 and started to install rebar to frame the footers. All footers on these buildings were inspected this week and were passed. Building 47 footers were poured on 3/21/24.
- Permits- We now have issued permits for 14 out of the 20 buildings. Outstanding permits are 59-60-61-62-63-64. We have submitted all documents to the city and should have these shortly.
- Waterproofing- We received confirmation from our waterproofing company that materials have been ordered (3/19/24). Karin’s engineering has asked to meet with them onsite to review prior to install. Installation of this product on the first stage of buildings is expected to take less that a week.
- Lightweight concrete- Once waterproofing has been installed, we will have Viktor construction come back to phase 1 and compete the lightweight concrete topping per the plans.
- Railings- We were informed by the railing fabricator that materials have been order (2 weeks ago). Once the material is onsite, they will be coming to the first stage ( And any other balcony that has been installed) to get field measurements for installation.
Next week- 3/25/2024- 3/29/2024
- Framing- F&S will begin framing decks on phase two of the project starting at building 47 and moving forward.
- Concrete- Viktor construction will be framing, forming, and pour all footers at stage 2.
- Waterproofing- Coordinating the meeting between Karins Engineering and Statewide Roofing (waterproofing company) for next week.
If you have any personal items on the lanai of these buildings that are being worked on, you need to remove it now. If the companies have to move something on your lanai to be able to work, they will move it for you and charge you for it. We have all known that belongings need to be moved for over a year now - so please attend to this immediately.
Many of you has asked the order of construction - here it is again for your information.
As of March 18, 2024 we have permits for 14 of the 20 buildings:
Stage 1- 65, 68, 70, 72
Stage 2- 45, 47, 48, 49
Stage 3- 74, 75, 76
Stage 4- 50, 53, 57, 58
We have not received the drawings for stage 5 from Karins, so there are 6 permits still outstanding:59, 60, 61, 62, 63, 64
Sometimes permits are issued out of order, but the group order will still be maintained.
IMPORTANT NOTICE
Spectrum will be onsite the next few days or so to address the cable lines that were exposed during WKMs Stair install, but will also begin and complete moving the lines that have been identified in the footers of the first section of buildings. Spectrum has informed Clout that they are to expose all future lines and pin them out of the way so that construction does not delay, and they will address once a section of buildings have been completed. These cables WILL BE EXPOSED, until the construction is completed on the section being worked. So, for example, as soon as Group One buildings (65, 68, 70, and 72) are completed, the property manager will call Spectrum and they will come out and complete the upgrades and rebury the cable for these buildings back into the ground. AC cables are also a part of this concern. Rest assured that ALL will be buried. This will be a building by building process, so everyone needs to realize that we are going to have cables out and about everywhere for the time being. Be careful and conscious as to where you are stepping for your own safety.
If you are on a second story and do not have a covering on your sliding door, this needs to be addressed, either with plywood or a juliet. Please notify the office if you need assistance with this. Juliet will then give the list to Josh B. Clout will reinstall one time and one time only. These must remain in place while the construction is being done for safety and insurance reasons.
The Board voted to repair the West Gate to get it working. Left Coast Utilities came and bore the pathway with their ditchwitch to prepare for the Electric Connection to come and supply/pull the electrical wire. They will also pull the wire for the camera whenever we are ready to install. The Electric Connection will follow up with their work sometime next week we hope. Scheduling is always a trick!
Work orders are still being processed and prioritized in order of need. Our administrative assistants have access to each and every request, and John King is reviewing each one. Some are completed and we will marked closed, while others will wait in the cue for the money and personnel to handle. John King is personally handling some of the repairs and once we get our new maintenance men onsite - more can begin.
Attention Owners of Buildings 53 and 60:
Starting on Tuesday April 2nd at 7am, work will begin to re-shingle the roof of your building. Building 60 will be first then, as work progresses, the crew will move over to Building 53 (likely on Wednesday). Work for each building will likely take 3 days.
Parking in the area of your building will be restricted as heavy equipment will be brought in. On Monday, April 1st, cones will be placed on the sidewalk in front of vehicles parked near Building 60. If there is a cone in front of your vehicle, please move your vehicle before 7am Tuesday and place the cone in the space your vehicle occupied. Much the same parking restriction will happen for Building 53 on Tuesday April 3rd.
To owners of rented units, please advise your tenant of this event.
As we await for our money from the Munyan mediation, we are evaluating the window sills and putting them in order of priority. As soon as the money comes in - we have that earmarked for the work to begin. Many projects, many needs...but they are being worked on. As mentioned in the board meeting Wednesday night, we have two maintenance men in the wings, and once they are on the property, we hope to include some trained carpenters from CAMS or Tradesmen to come and begin the repair work so desperately needed on the window sills and stair treads.
On a personal note: I have been accused by some of my neighbors, that I am not disclosing all construction information. I find this to be unfounded and disrespectful. I am relaying every bit of information I receive to the community. I do not have to do these construction updates at all, as they are not in the scope of my duties, but as a concerned owner, just as you are, I wanted to be as informed as anyone else. I have been nothing but forthcoming and transparent with these reports. If someone else knows something that I do not and wants to share, by all means do so. If this type of harassment persists, I will discontinue these updates all together.
Try to stay positive and patient, as we wait for the project to proceed, and we are dealing diligently with all of the challenges that are put before us. Until next week...
