What's been happening - Week March 4- March 8
This week's update will be a bit sad - as work has more or less come to a stand still with Clout due to permitting. The waterproofing products submitted to Karins by Statewide was rejected. Statewide proposed using a TPO roofing product which is a thick plastic - but it would not adhere to the wood. It does stick to the edges, but not in the middle so Karins rejected it as an option. Karins in turn, suggested three other products that would be acceptable. So now we are awaiting Statewide to get approval from Clout to use one of the suggested products so that they can move forward with their stage of the project. F & S framing has pulled off due to lack of work. They are currently on another job now and will return once they can proceed with continuous work. We do not have permitting on any other buildings, but group one. Our construction attorney is working with Karins and the City to apply some pressure and seek solutions.
There is a small possibility that F & S could come back sometime mid-week to continue with ledger board construction. No real balconies can be built without the permitting. Viktor will be back sometime next week to continue the exploratory digging.

WKM issues: Earlier today Dave Miller with WKM and Joe Trocano were discussing the difficulties he is having trying to get final inspections on the installed stairs to close out the permits assigned to that work. A conference call will be set up to seek solutions on this as well. We have work orders that have pointed out several WKM concerns that need to be addressed.
This by no means is the progress that anyone wanted to hear...we will keep you informed as we receive more information.
IMPORTANT NOTICE
Spectrum will be onsite the next few days or so to address the cable lines that were exposed during WKMs Stair install, but will also begin and complete moving the lines that have been identified in the footers of the first section of buildings. Spectrum has informed Clout that they are to expose all future lines and pin them out of the way so that construction does not delay, and they will address once a section of buildings have been completed. These cables WILL BE EXPOSED, until the construction is completed on the section being worked. So, for example, as soon as Group One buildings (65, 68, 70, and 72) are completed, the property manager will call Spectrum and they will come out and complete the upgrades and rebury the cable for these buildings back into the ground. AC cables are also a part of this concern. Rest assured that ALL will be buried. This will be a building by building process, so everyone needs to realize that we are going to have cables out and about everywhere for the time being. Be careful and conscious as to where you are stepping for your own safety.
If you are on a second story and do not have a covering on your sliding door, this needs to be addressed, either with plywood or a juliet. Please notify the office if you need assistance with this. Juliet will then give the list to Josh B. Clout will reinstall one time and one time only. These must remain in place while the construction is being done for safety and insurance reasons.
The Board voted to repair the West Gate to get it working. Left Coast Utilities will come to do the boring and pipe supply, while the Electric Connection will supply and pull the electrical wire. They will also pull the wire for the camera whenever we are ready to install. Left Coast will be here next Tuesday, March 12 at 8:00am. The Electric Connection will follow up with their work upon completion.
Work orders are still being processed and prioritized in order of need. Our administrative assistants have access to each and every request, and John King is reviewing each one. Some are completed and we will marked closed, while others will wait in the cue for the money and personnel to handle.
We do have a lead on two potential candidates for our maintenance positions. We need to be cautious and insightful as to the costs of these projects and where the money is coming from. The Board is reviewing every bid and every option available as we go through a transitionary period. Keep your fingers crossed that these gentlemen can work out. Until we do find the worthy candidates, the Board is investigating hiring an outside agency to come in and do the work. We are currently investigating CAMS and Tradesmen.
Trust Roofing was onsite Thursday with a City building inspector. They are working together for solutions for the soffits and facia repair. Trust will be re-roofing two roofs (53 and 60) and also checking for leaks in 65 and 54.
As we await for our money from the Munyan mediation, we are evaluating the window sills and putting them in order of priority. As soon as the money comes in - we have that earmarked for the work to begin. Many projects, many needs...but they are being worked on.
Lastly, Cindy and Gail (from the Landscaping Committee) believe that they might have found the mapping of irrigation system. Roberto and Vivi Iglesias have been working on a map of their own, so hopefully the two will overlay and we will have a better understanding of the system layout. Hopefully, we can start up irrigation in the areas not being affected by construction. Roberto has already begun the repair of several sprinkler heads. We appreciate all of the hard work these volunteers are doing.
Stay positive, as we wait for the project to proceed, and we are dealing diligently with all of the challenges that are put before us. Until next week...
