


Construction Update
Week of February 26- March 2, 2024

What's been happening - Week Feb 26- March 1
Framing:
F&S Construction was back onsite this week to go through stage one and make the necessary corrections that were outlined by the city during the initial framing inspection last week. These corrections were completed this week, and a reinspection was scheduled for 2/28/24 in which all balconies passed.
Concrete:
Viktor Construction started digging small exploratory holes on the second stage of footers to find any interference with utilities lines. They started the normal maintenance required on the CMU walls of stage two so that when we are able to move to that section there will be no delays.
Waterproofing:
The submittal for the waterproofing materials needs to be revised and resubmitted to the engineering company. They are working on this and will return to Karins ASAP.
Railings:
Randall Construction has received their down payment to start the railing order. Once the first phase is completed and ready for railings, Randall will be onsite to get field measurements so that they can fabricate those railings. Railings will take approximately eight (8) weeks to fabricate. So you can see why we want Group One to have City approval - so we can get at the things that need measured and created.
Permitting:
We received the updated S1 sheets from Karin’s Engineering on 2/28/24 showing the new FL 2023 codes. Clout will be uploading them to the City website for approval. Once approval is received, we will officially start on the next stage of construction.
If you have a concern about the construction, please DO NOT confront the workers on the job. They are middle men, just doing what the plans say and what they are told to do. The proper procedure, is to report your concern to the office, and then John King will immediately look into it. He has direct contact with the onsite supervisor, and together they will investigate your concerns. There are bound to be mistakes and things that need corrected, but shouting, threatening, and/or cursing is NOT the way to go about this. We have been waiting a long time for construction to begin, and we do not want to give them any reason to pull off of the property because tempers are flaring.
Next week 3/4/24-3/8/24
Once we receive an updated submittal from the waterproofing company, and it has been approved by Karins, Statewide Roofing will be onsite to apply that application to the first stage of buildings. This step is estimated to take 2-3 days to complete. Framers will be back onsite to start putting up trim on the first stage of buildings.
IMPORTANT NOTICE
Spectrum will be onsite the next few days or so to address the cable lines that were exposed during WKMs Stair install, but will also begin and complete moving the lines that have been identified in the footers of the first section of buildings. Spectrum has informed Clout that they are to expose all future lines and pin them out of the way so that construction does not delay, and they will address once a section of buildings have been completed. These cables WILL BE EXPOSED, until the construction is completed on the section being worked. So, for example, as soon as Group One buildings (65, 68, 70, and 72) are completed, the property manager will call Spectrum and they will come out and complete the upgrades and rebury the cable for these buildings back into the ground. AC cables are also a part of this concern. Rest assured that ALL will be buried. This will be a building by building process, so everyone needs to realize that we are going to have cables out and about everywhere for the time being. Be careful and conscious as to where you are stepping for your own safety.
If you are on a second story and do not have a covering on your sliding door, this needs to be addressed, either with plywood or a juliet. Please notify the office if you need assistance with this. Juliet will then give the list to Josh B. Clout will reinstall one time and one time only. These must remain in place while the construction is being done for safety and insurance reasons.

The Board of Directors had two board meetings this month to address building concerns from the City and for our Citizens Insurance policy. At the February 21, 2024 board meeting, the board voted to replace the roofs on 53 and 60. At the February 27, 2024 meeting, the board voted to have Trust Roofing repair the soffits and facia, along with other concerns for the 15 buildings that were affected by Hurricane Ian and our construction project. Trust will also be coming to evaluate a leak in building 54 within the week.
The Board also voted to repair the West Gate to get it working. Left Coast Utilities will come to do the boring and pipe supply, while the Electric Connection will supply and pull the electrical wire. They will also pull the wire for the camera when we are ready to install.
Work orders are still being processed and prioritized in order of need. Our administrative assistants have access to each and every request, and John King is reviewing each one. Some are completed and we will marked closed, while others will wait in the cue for the money and personnel to handle. We do not have any maintenance personnel at this time, so we continue to look for candidates within our association budget. We need to be cautious and insightful as to the costs of these projects and where the money is coming from. The Board is reviewing every bid and every option available as we go through a transitionary period.
As we await for our money from the Munyan mediation, we are evaluating the window sills and putting them in order of priority. As soon as the money comes in - we have that earmarked for the work to begin. Many projects, many needs...but they are being worked on.
