Construction Update

Week of 4/1/2024

Framing- F & S construction started the initial construction of balconies on 45, 47, and 49 and have finished on 45 and 47. Returned to Phase 1 to install trim and installed trim on building 47.

Concrete- Viktor construction has started prepping and pouring CMU walls at 53, 57, 58, and 64. They repoured concrete at building 68 due to a excessive over cut when forming footers. Viktor Construction will be starting on the footers of Building 75 and 76 starting 4/5.

Railings- The railing fabricator will be onsite tomorrow to meet with Karins engineering, and the installer of the railings. They also plan to get field measurements for all decks able to be measured.

Week of 4/8

Framing- F&S will continue to build the balconies in phase 2 (48 and 49) and then will move to 75 and 76.

Concrete- Viktor construction will form, get inspected, and pour footers at building 75 and 76.

Waterproofing- Statewide has informed us that they are tentatively looking at the week of 4/15 for the install of the waterproofing material on all decks able to. Once this is done Viktor Construction will have a separate crew available to start on the concrete topping.

Be sure to remove everything from your lanai.

If you have any personal items on the lanai of these buildings that are being worked on, you need to remove it now. If the companies have to move something on your lanai to be able to work, they will move it for you and charge you for it. We have all known that belongings need to be moved for over a year now - so please attend to this immediately.

Many of you has asked the order of construction - here it is again for your information.

As of March 18, 2024 we have permits for 14 of the 20 buildings:

Stage 1- 65, 68, 70, 72

Stage 2- 45, 47, 48, 49

Stage 3- 74, 75, 76

Stage 4- 50, 53, 57, 58

We have not received the drawings for stage 5 from Karins, so there are 6 permits still outstanding: 59, 60, 61, 62, 63, 64

Sometimes permits are issued out of order, but the group order will still be maintained.

CLOUT WILL HAVE A DUMPSTER COMING ON FRIDAY SO THAT THEY CAN UNLOAD THEIR OVER LOADED TRAILER. IT WILL BE PICKED UP EITHER FRIDAY EVENING OR ON MONDAY!

IMPORTANT NOTICE

Spectrum will be onsite the next few days or so to address the cable lines that were exposed during WKMs Stair install, but will also begin and complete moving the lines that have been identified in the footers of the first section of buildings. Spectrum has informed Clout that they are to expose all future lines and pin them out of the way so that construction does not delay, and they will address once a section of buildings have been completed. These cables WILL BE EXPOSED, until the construction is completed on the section being worked. So, for example, as soon as Group One buildings (65, 68, 70, and 72) are completed, the property manager will call Spectrum and they will come out and complete the upgrades and rebury the cable for these buildings back into the ground. AC cables are also a part of this concern. Rest assured that ALL will be buried. This will be a building by building process, so everyone needs to realize that we are going to have cables out and about everywhere for the time being. Be careful and conscious as to where you are stepping for your own safety.

If you are on a second story and do not have a covering on your sliding door, this needs to be addressed, either with plywood or a juliet. Please notify the office if you need assistance with this. Juliet will then give the list to Josh B. Clout will reinstall one time and one time only. These must remain in place while the construction is being done for safety and insurance reasons.

The Board voted to repair the West Gate to get it working. Left Coast Utilities came and bore the pathway with their ditch witch to prepare for the Electric Connection to come and supply/pull the electrical wire. The Electric Connection was here bright and early on Wednesday morning to begin their work. Accurate came to connect the power to the gate making it operational at last.

We want to welcome our two new maintenance men, King Butler and Carlos Rojas-Gonzalez. You can only imagine how excited we are to get them on the property and working on things that have been on hold for so long. King is being trained on a number of things, including the gates. The maintenance shed is starting to shape up and King has been going over work orders and prioritizing them in order of submission and in order of immediate need. John King continues to work on projects and team with the maintenance crew.

WKM:

We have inspections for (April 4) on 2 buildings with the City.

Trust Roofing:

Is here replacing roofs on 60 and 53. Work for each building will likely take 3 days. They continue to work on the minor repairs at 13 of the 15 buildings the City cited.

If Spectrum has put orange conduit on your building (like the picture above) it is a TEMPORARY FIX. Spectrum will return when the balconies are constructed and figure out a better way for the line to go into the different units. We will try to warn each building if Spectrum will be working near you and if your cable, internet, or voice will be disabled. Also check your email for blasts from Spectrum, as they often try to alert their customers directly on updates and maintenance.

Try to stay positive and patient, as we wait for the project to proceed, and we are dealing diligently with all of the challenges that are put before us. Until next week...
