


Construction Update
Week of January 29 - February 2, 2024

City inspectors came on Monday, January 28, to do the final inspection of footers on building 65. After approval was received, Clout began to pour the footers. F & S Frame and Trim began their work with the framing process, starting with the ledgers. Spectrum has removed the hindering cable, so 68 G & H should be ready for concrete pouring by mid week. The rest of 68 has ledgers built and footer concrete should be poured mid week. Buildings 70 and 72 are complete with ledgers applied and concrete footers poured . If all goes well, F & S will begin the actual framing of the balconies at 65 next week. Multiple subcontractors are now working side by side to get the project moving forward. The concrete will now mature for the next three to four days.
IMPORTANT NOTICE
Spectrum will be onsite the next few days or so to address the cable lines that were exposed during WKMs Stair install, but will also begin and complete moving the lines that have been identified in the footers of the first section of buildings. Spectrum has informed Clout that they are to expose all future lines and pin them out of the way so that construction does not delay, and they will address once a section of buildings have been completed. These cables WILL BE EXPOSED, until the construction is completed on the section being worked. So, for example, as soon as Group One buildings (65, 68, 70, and 72) are completed, the property manager will call Spectrum and they will come out and complete the upgrades and rebury the cable for these buildings back into the ground. This will be a building by building process, so everyone needs to realize that we are going to have cables out and about everywhere for the time being. Be careful and conscious as to where you are stepping for your own safety.
You can check the construction at Building 65 if you want to see how the project is progressing. 65 has been the test building and where all of the bugs are being ironed out. 65 is an excellent example of extended balconies and original length balconies. We look forward to smoother progress and a more aggressive timeframe as the project moves forward.

Josh McCollum spoke to Joe Trocano, and after discussion, Clout will be moving forward to the next stage of building in terms of digging small exploratory holes where the footers will be, so that they can identify any interference in the footer holes. Clout will not be completely digging them out nor installing rebar at this time as we wait for the next round of permits, but we need to identify these issues to stay on schedule.
PERMIT UPDATE
Clout had to update all the permit applications a couple weeks ago to include the new doweling detail that was provided, so this has put the application back into a "Review" status. We have sent an email to the city asking for an update and check/inquire daily. Clout just wants to be transparent with everyone. All building permits have been submitted to the City now - so every group should be in line for approval.
In the meantime - we have met the City violation concern. Tori and Mike went around to all of the stairs that needed the shrink wrap applied. Now we are in compliance with the City! Please leave all of this untouched, as the City will come to inspect. If you are on a second story and do not have a covering on your sliding door, this needs to be addressed, either with plywood or a juliet. Please notify the office if you need assistance with this. Juliet will then give the list to Josh B. Clout will reinstall one time and one time only. These must remain in place while the construction is being done for safety and insurance reasons.
