From the President
Dear Neighbors,
Spring has sprung! This time of year in our neighborhood has to be one of my favorites and one of the best in the Upstate. With all of the beautiful and mature landscaping across our community, Spring brings out the blooms and the colors. Take a stroll on a nice day and send us a picture of your favorite landscapes.
This season also brings about Spring cleaning and new projects. It is great to see our homeowners taking pride in their homes and bettering their properties and our community. A few things to remember when considering a project:
- Property Improvement Request: Please remember to submit a property improvement request for big projects (exterior painting, fencing, etc) and tree removal. You can find this under the Document tab on the Phase 1 website.
- Timeliness: Please complete projects in a reasonable amount of time and try not to leave an eyesore for your neighbors with a mess and project materials in the front yard.
There are great resources in our community for yard work, home improvement projects, and other services you may need. If you find yourself needing a recommendation for a service provider, feel free to reach out to us and we help can provide some options. Let's be good neighbors and remember to "Do unto others as you would have them do unto you".

From the Architectural Committee
Home improvement projects really picked up over the past year, with many people spending more time at home and wanting to create spaces to entertain and relax, specifically outdoors. The neighborhood as a whole can benefit from these types of capital improvements, and it's important that we keep the architectural committee involved by getting approval before commencing any projects. The great news.... the process is very simple and the committee is very responsive:

Treasurer’s Report
Thanks to everyone who has paid their homeowner dues. Approximately 37 property owners have not paid. All of them have received a telephone call or another invoice as a reminder to pay before April 1. A $40.00 late fee will be added after April 1. Neighborhood Vandalism
Word of mouth seems to point to local teenagers as the culprits. Whomever is responsible, let’s all keep a watchful eye in the hope of preventing future acts of vandalism. If you see it happening, try to get it in camera or report it to local law enforcement. Also, please encourage general neighborhood pride so that we can keep PC Phase 1 a great, highly demanded place to live!
Social Events
We are very excited for our first social event of the year on April 2nd. Our "Spring Fling" will run from 3-7pm and be held at the Pavillion at the Clubhouse Grille. The event will include an egg hunt at 3pm, as well as bouncy house for our neighborhood kids! For those children planning to participate in the egg hunt, please drop off 12 filled and taped eggs to the grille no later than Friday, April 1st. The HOA will be providing a few "golden" eggs with prizes inside (please limit these to one per child). The Grille will be staying open with a special menu offered 5-7pm, including hotdog(s) and hamburger plates, as well as kids plates.
Ladies, Marty and Courtney have worked together to start up a "Girl's Night at the Grille". The events will run the 2nd Tuesday of every month, commencing on April 12th from 6-9pm. While our Social Chair has helped in organizing this event, it is open to the entire Pebble Creek community, so please share it with your other PC friends!
Covenants
Our covenants were "established, to benefit Phase I and the owners of its lots by protecting the value and desirability of Phase I property." We often receive communication and questions from neighbors about a variety of topics, some of which are covered under our covenants. Did you know that our covenants can be easily found online from our website?
Just a few that may impact you....
- Owners/occupants responsibility extends to the middle of the street in front of the lot to ensure street and curbing is sightly and free of natural and man-made litter.
- Owners/occupants shall keep their lots free of litter, unsightly weeds, tall grass, and rank vegetation (including kudzu).
- No live, healthy tree with a diameter of six inches or more, measured four feet above the ground, shall be cut without written approval by the Landscaping Committee unless the tree is damaging driveways, sidewalks, or house foundations or to preclude endangerment to people or vehicles if it fell. Owners must remove or grind stumps below ground level for trees cut if the stumps are visible from the street.
