


Construction Update
Week of February 19- February 23, 2024

What's been happening - Week Feb 19- 26th
Concrete- Victor construction started going back through the first phase of buildings to start back filling the over excavated footer holes. Viktor Construction then started the maintenance on the buildings in Group 2 so that they are ready to start building back once permits are approved. This process is what you may see if you see someone filling the voided areas underneath the slider door or where the original balconies were located. Pouring the concrete back into these block cells helps make the area structurally sound for building.
Framing- F & S- All balconies in Group One have been installed. F&S was asked to go back through Group One and address misplaced nails, nail holes, and started hanging trim. All balconies will be inspected by a framing inspector with the city. These inspections have been scheduled.
Waterproofing- once all balconies have been inspected and approved Statewide Roofing will be onsite to install the waterproofing membrane.
Railings- Randall Construction has received their down payment to start the railing order. Once the first phase is completed and ready for railings, Randall will be onsite to get field measurements so that they can fabricate those railings. Railings will take approximately eight (8) weeks to fabricate. So you can see why we want Group One to have City approval - so we can get at the things that need measured and created.
What to Look ahead to next week:
Viktor construction will continue to address the CMU cells on Group Two and will start digging out footers in Group Two to identify any footers that may need items relocated.
IMPORTANT NOTICE
Spectrum will be onsite the next few days or so to address the cable lines that were exposed during WKMs Stair install, but will also begin and complete moving the lines that have been identified in the footers of the first section of buildings. Spectrum has informed Clout that they are to expose all future lines and pin them out of the way so that construction does not delay, and they will address once a section of buildings have been completed. These cables WILL BE EXPOSED, until the construction is completed on the section being worked. So, for example, as soon as Group One buildings (65, 68, 70, and 72) are completed, the property manager will call Spectrum and they will come out and complete the upgrades and rebury the cable for these buildings back into the ground. This will be a building by building process, so everyone needs to realize that we are going to have cables out and about everywhere for the time being. Be careful and conscious as to where you are stepping for your own safety.
If you are on a second story and do not have a covering on your sliding door, this needs to be addressed, either with plywood or a juliet. Please notify the office if you need assistance with this. Juliet will then give the list to Josh B. Clout will reinstall one time and one time only. These must remain in place while the construction is being done for safety and insurance reasons.

While the balcony project moves forward, we continue to work on issues that were brought to light by our insurance carrier and the City. At the February 21, 2024 Board meeting, the board of directors voted for roof replacements on buildings 53 and 60. The Board was reluctant to move ahead on other Trust quotes until we had all of the information needed. There will be a special Board meeting on February 27, (to be announced a little later today) to look at all of the quotes concerning soffits, fascia and roof repair. Work orders are still being processed and prioritized in order of need. We do not have any maintenance personnel at this time, so we continue to look for candidates within our association budget. We need to be cautious and insightful as to the costs of these projects and where the money is coming from. The Board is reviewing every bid and every option available as we go through a transitionary period.
As we await for our money from the Munyan mediation, we are evaluating the window sills and putting them in order of priority. As soon as the money comes in - we have that earmarked for the work to begin. Many projects, many needs...but they are being worked on.
Stay positive, as the project is progressing, and we are dealing diligently with all of the challenges that are put before us. Until next week...
