


Construction Update
Week of February 5-9, 2024

As you can see - WE ARE MAKING PROGRESS! You can begin to see the balconies really shaping up. One thing that has to be done for the 5ft. balconies on many of the buildings, is that some actual concrete must come out of the building's corner for the LVL's to be placed inside. This is an additional step that was recognized with Group One, and Viktor Construction has been put in charge of this task. 65B and the two sides of 72 will require this procedure. After framing, concrete will be reapplied to this area for stability and esthetics. As you can see the initial framing is done for the first two units of 65. It took F & S approximately two days to complete, they moved down the building, and have now completed the last two extended balconies on 65.
Building 72 still has some issues with concrete between the structures, so that will be focused on in the upcoming week. The concrete needs to be redone there and 68 is still waiting on their footers to be poured. Josh B was not exactly sure where the concrete guys were, other than the supervisor had some doctor's appointments on Wednesday and Thursday. So due to these concrete issues, F & S has moved forward on Building 70. We will keep you updated as to the concrete situation.
There is still a lot of finish work to be done, so in no way is Group One done. Next steps will be the placement of the waterproofing and then a light layer of concrete will be on top of that. Railings are still to be set and city approval. Feel free to stop by Building 65 to look at the progress and ask questions if need be.
Despite the rain on Feb. 5, the F & S crew waited it out until about 10:30 to start their framing.

IMPORTANT NOTICE
Spectrum will be onsite the next few days or so to address the cable lines that were exposed during WKMs Stair install, but will also begin and complete moving the lines that have been identified in the footers of the first section of buildings. Spectrum has informed Clout that they are to expose all future lines and pin them out of the way so that construction does not delay, and they will address once a section of buildings have been completed. These cables WILL BE EXPOSED, until the construction is completed on the section being worked. So, for example, as soon as Group One buildings (65, 68, 70, and 72) are completed, the property manager will call Spectrum and they will come out and complete the upgrades and rebury the cable for these buildings back into the ground. This will be a building by building process, so everyone needs to realize that we are going to have cables out and about everywhere for the time being. Be careful and conscious as to where you are stepping for your own safety.
You can check the construction at Building 65 if you want to see how the project is progressing. 65 has been the test building and where all of the bugs are being ironed out. 65 is an excellent example of extended balconies and original length balconies. We look forward to smoother progress and a more aggressive timeframe as the project moves forward.
City Violations Are Being Delt With
Some of the shrink wrap that was applied to the stair steps was not low enough. They have been reapplied, so that not even a small child could slip underneath to get onto the steps. Additionally, we are currently working on repairing the soffit and facia where it was damaged when the balcony roofs were removed. Where the fascia is rotted it will be necessary to replace the rotted section. We also need to install some kind of temporary material over the soffits that will keep wind-driven rain and rodents out. We are obtaining current bidding to get this project in the cue. Lastly, we continue to search for the best way to deal with our existing wooden stairs and landings, whether it be through repair or maintenance. We finally have a maintenance man on site, Jacob Clark, who will begin immediately to start digging into projects. John King will have him busy in no time! If you see Jacob, welcome him to our community. We are exploring several options and companies. Previous estimates that the Association had received from WKM and Clout exceeded $100,000. The Board is looking into alternatives to get the job done.
